senior management team has carefully researched and visited some of
the country’s most popular waterfront destinations in shaping our

Joe Miller

Joe Miller

Mr. Miller is the CEO of PORT 32 Marinas. Prior to the formation of Port 32, Mr. Miller served as Managing Principal of Atlantic Marina Holdings for 15 years. Mr. Miller’s prior experience included serving as principal of Miller Development, LLC, which developed retail and mixed-use projects totaling over $180 million in value. Previous to the formation of Miller Development, Mr. Miller worked with Cousins Properties, a publicly-traded REIT based in Atlanta, GA, and 1997 NAIOP National Developer of the Year, as well as Childress Klein Properties in Atlanta and Trammell Crow Company in Nashville, TN. Mr. Miller has a JD from the School of Law at the University of South Carolina and a Masters in Business from the Fuqua School of Business at Duke University.

Alex Drouin

Mr. Drouin joined PORT 32 Marinas in January 2021 as Chief Operating Officer to lead the recapitalization process and transformation of the company. Mr. Drouin brings over 17 years of investment banking experience, including advising on over $25 billion in M&A transactions and executing numerous capital markets financing transactions. Prior to joining Port 32 Marinas, Mr. Drouin was a Managing Director at BMO Capital Markets in the North American Real Estate Investment Banking group based in Chicago covering the marina, cold storage, industrial and office sectors. Mr. Drouin was also responsible for spearheading the firm's coverage of real estate private equity clients in the United States. Prior to relocating to the United States in 2015, Mr. Drouin was a Director in the Canadian real estate group, as well as a Vice President and Associate in the Mergers & Acquisitions group based in Toronto. Mr. Drouin spent 11 years with BMO Capital Markets, and prior to that worked in the investment banking groups of Morgan Stanley and RBC Capital Markets. Mr. Drouin holds a Bachelor of Commerce degree with distinction from McGill University. He is a member of the Urban Land Institute and a candidate for the Young Presidents' Organization.

Dunston Powell

Mr. Powell joined PORT 32 Marinas in August 2021 as the Chief Investment Officer. He graduated from The University of Georgia with a B.A.A. in Real Estate. Mr. Powell earned the CCIM designation in 2002, which currently less than 4% of all commercial and investment real estate professionals hold. Mr. Powell has successfully brokered real estate transactions in excess of $500,000,000 over the past 25 years, including retail, office, industrial, investment, waterfront, and marina properties. Prior to joining PORT 32 Marinas, Mr. Powell was a partner with Carolina Commercial, LLC, a regional commercial real estate and development firm. Mr. Powell has been in charge of acquisitions and dispositions for PORT 32 since its inception.

Shannon Gabriel

Ms. Gabriel joined PORT 32 Marinas in November 2021 as the Chief Financial Officer bringing over 25 years of successful experience in accounting and finance mainly in the real estate sector. Her expertise includes driving change, finding efficiencies, and developing start-ups. She has experience with both public companies and PE spending the previous six years as Vice President and Controller with the Atlanta Braves where she oversaw the development, construction, and property management of 1 million square feet of mixed-use development known as The Battery Atlanta. Ms. Gabriel is a CPA and began her career with Ernst & Young after graduating from Lee University and receiving her master’s in accounting from Rhodes College.

Joe Miller, V is the Director of Acquisitions & Development for Port 32 Marinas where he oversees the execution of all development activities and works with the PORT 32 team in pursuing new acquisition opportunities. Prior to joining PORT 32 in January 2022, Joe was an associate with Greystar Real Estate Partners, MHN’s Top Developer in 2021, where he focused on multifamily, senior living, student housing, and single-family rental acquisitions and developments. Joe started his career in JBG Smith’s development group where he worked on the development of office and multifamily in the DC metro area. Joe brings over 5 years of real estate acquisition and development experience totaling over $1.2 billion in capitalization. Joe holds his BA degree from the University of Virginia and a Masters in Real Estate from the Johns Hopkins Carey Business School.

Bruce Wallace

Bruce Wallace is the Director of Operations for PORT 32 Marinas. Bruce began his carrier in the marine industry in 1990 as the Boatyard Manager for Ripley Light Marina in Charleston, SC. Bruce attended Ivy Tech Community College in Evansville, Indiana. Prior to the formation of PORT 32, Bruce was the Director of Operations for Atlantic Marina Holdings for 13 years. Over the last 30 years Bruce has worked in many areas of the marine industry from Dockmaster, Boat Yard Manager, General Manager to his current position as Director of Operations. Bruce serves on several marina regime boards in the PORT 32 portfolio. Additionally, Bruce has worked as a consultant for dock builders, penned articles in national publications on segments of the marine industry, and has formed and served as a multi-year board member on several fishing tournaments to benefit local charitable organizations.

Rebecca McMenemy

Rebecca McMenemy

Rebecca McMenemy is Director of Marketing and Business Operations with PORT 32 Marinas. Prior to the formation of PORT 32, she was with Atlantic Marina Holdings for 10 years. Responsible for marketing, branding, software and technology, and new deal integration, Rebecca also spearheaded and manages the operational end of the P32 software platform and app development. She is involved in the new deal process and coordinates initial due diligence, LOI/PSA tracking, and spearheads the transition plan and integration of new assets. As a long-term and original member of the PORT 32 team, she has previously been involved in many aspects of the business, including HR, accounting, marina operations, and oversight, as well as employee training. Rebecca received her B.A. from The College of Charleston.

Molly Aiken

Molly Aiken is the Director of Human Resources and Customer Relations at Port 32 Marinas, a role that includes culture and talent building, asset rebranding, deal integration, all HR capacities, and corporate strategy all while spearheading charitable causes and community event integration. Prior to PORT 32, Molly held a tenured senior role at Backroads, the world’s number one luxury active travel company. As the Hiring and Training Recruiter, Learning and Development Specialist, Development Coach, and Trip Expert, she has spearheaded product education and travel experiences for more than 2,000 clients, led all hiring efforts, trained 100-200 new employees per year, increased overall company performance to an all-time high of 9.74/10 all while decreasing employee turnover. Molly is also a licensed real estate affiliate broker in Tennessee, specializing in high-end real estate and private investments, with experience across multiple asset classes. After graduating from the University of Mississippi, Molly worked for an immersive travel company called Adventures Cross Country Global, is a Certified Wilderness First Responder, “Leave no Trace” Master Educator, and is CPR and First Aid certified. Molly is a lifelong volunteer, a leader, an unconventional out-of-the-box thinker, and a world traveler.

Mike Vinson

Mike Vinson

Mike Vinson brings a wide base of experience in the marine industry to PORT 32 Marinas. Over the last 15 years, he has worked from the service end of the industry to his current position as VP of Operations for Florida. Mike has a vast knowledge of marina designs and operations. He has taken facilities with poor operational footprints, redesigning upland storage facilities to become more efficient and safer. He was the team leader on the renovations of our Palm Beach Gardens wet slips renovations. Additionally, Mike has been instrumental in the total redesign of our Fort Lauderdale boatyard and wet slip service facility. Mike's oversight of day-to-day operations has helped the Florida facilities to reach higher revenues due to increased occupancy and expense controls.

Nicki Biddix

Nicki Biddix joined the PORT 32 Marinas team in December 2021. She graduated from East Tennessee State University with a B.B.S in History and English, as well as a B.B.A in Accounting. Nicki received her CPA license in 2009, and worked in public accounting for 10 years, 6 years of which were spent with PwC, where she worked on the audit teams of several large publicly traded and Fortune 500 companies. Nicki left public accounting in 2018 to join the hospitality industry in downtown Charleston, serving as the Director of Finance at the Mills House Hotel for several years.

Campbell Miller

Campbell Miller joined PORT 32 Marinas in August 2020. Campbell assists several teams within the company, including acquisitions, operations, and development. Campbell’s primary responsibilities include quantitative and qualitative analysis for new acquisitions, daily marina operations, and development projects. He also assists in preparing investor reports and board materials. Before joining PORT 32, Campbell’s experience included two summer internships in the real estate industry at Berkadia Commercial Mortgage, LLC and Carolina Commercial, LLC. He is currently enrolled at Georgetown University, taking classes to receive his Master's in Real Estate. Campbell came straight to PORT 32 from the University of Virginia, where he holds a Bachelor of Arts degree in Economics.

Sam Miller

Sam Miller graduated from The University of Virginia with a B.A. in History. After UVA, he worked for the U.S. Department of Commerce as a Confidential Advisor to the CFO for two years. He began the Master’s in Real Estate program at Georgetown University in 2021, and he is scheduled to complete the program by the summer of 2022. Sam has been with PORT 32 since early 2021 and works in acquisitions and leasing for the company.

Anne Effenberger

Anne Effenberger was born and raised in Northern Virginia. She graduated from Coastal Carolina University in 2010 with a double major in Business Marketing and Management. After college, she worked as the Operations Manager at Old Navy for 7 years. Her past responsibilities have included marketing and signage execution, hiring and training of staff, compliance audits, and customer service. Anne began working as a Staff Accountant at Sabal Homes, a local homebuilder, in 2017. Her duties included bank reconciliations, coding credit card statements, posting settlement transactions, and handling utility payments for 12 communities. When the company got bought out by a national builder in 2020, she wanted a change. Anne got hired on at Port 32 and oversaw the Charleston marinas. Now, her focus is handling the accounts payable for the Florida marinas, along with credit card statements, security deposits, bank reconciliation, and some accounts receivable.

Colby Billhardt

Colby Billhardt is the Administrative Coordinator for PORT 32 Marinas. Prior to joining PORT 32, Colby was Vice President and Head of Investor Relations at 10X Capital, NYC-based venture capital investor and SPAC sponsor with over 200 active portfolio companies, aligning Wall Street with Silicon Valley by bringing institutional capital to high growth tech and tech-enabled ventures. She was responsible for the development of new investor relationships, maintenance of current investor relations, and business development. She created CRM and databased, led marketing and relationship-building efforts at conferences, and managed client and company data and contracts. Before her time at 10X Capital, Colby was a licensed real estate salesperson with Nest Seekers International and Brown Harris Stevens in New York City, having worked on a Top 5 Sales Team Nationwide ranked by the WSJ, personally selling over $60MM of inventory. Colby was responsible for procuring all independent sales and relationships, trained all new employees, conducted monthly reviews, and all marketing, communications, and business development. She was a Division One Volleyball player at the University of Connecticut until a career-ending injury and completed her college tenure at The College of Charleston.
